Section 1 — About This Platform

Property Lords Jabalpur ("Property Lords", "we", "us", "the platform") is a technology-enabled property facilitation and listing platform operating in Jabalpur, Madhya Pradesh, India. Property Lords may facilitate introductions, property discovery, site visits, and transaction coordination between parties. All final transactions, agreements, and payments happen directly between the parties involved. By registering on this platform, you confirm you have read, understood, and agreed to these terms in full.

Section 2 — OTP Consent & Legal Acknowledgment

Your mobile number is verified via OTP (One Time Password) at the time of registration. Completing OTP verification constitutes your legally binding acceptance of these Terms & Conditions under the Indian Contract Act, 1872. Your OTP-verified mobile number is your permanent identity on this platform. One mobile number = one account. You cannot transfer, share, or sell your account to another person. OTP verification at registration serves as your digital signature on these terms.

Section 3 — Platform Introduction Definition

A transaction shall be deemed platform-introduced if any one or more of the following apply: (a) A property was viewed or discovered on the platform (b) A site visit was arranged through the platform (c) Communication or contact was facilitated through the platform (d) Buyer or tenant details were shared through the platform (e) Property Lords representatives coordinated interactions between the parties This definition applies regardless of whether the final transaction occurs through the platform or directly between parties.

Section 4 — Buy / Sell Brokerage Structure

Buyers pay ZERO brokerage. Sellers pay a one-time brokerage on successful sale only: Up to ₹50 Lakhs — 1.5% ₹50L to ₹1 Crore — 1% Above ₹1 Crore — 0.75% Brokerage becomes payable by the seller once a transaction is concluded between parties introduced through the platform, subject to applicable platform policies and agreements in force at the time of transaction.

Section 5 — Rental Brokerage Structure

Unless otherwise specified in writing, brokerage for rental transactions shall be payable by the landlord/property owner only, calculated as 15 days rent, charged only upon successful tenancy closure. Successful closure means a rental agreement has been executed OR the tenant has taken physical possession of the property. No brokerage is charged to landlords for listing, site visits, or negotiations that do not result in a tenancy. Tenants are not charged brokerage unless separately agreed in writing.

Section 6 — Site Visit & 12-Month Lock Clause

Before any site visit is arranged, both parties must give explicit consent through the platform. If a transaction is concluded between the same parties for the same property within 12 months of a platform-facilitated introduction or site visit, applicable brokerage obligations continue to apply. This clause applies regardless of whether the final transaction is completed through the platform or directly between the parties.

Section 7 — Anti-Circumvention

Users agree not to intentionally bypass, circumvent, or avoid platform brokerage obligations after receiving introductions, property information, site visits, or transaction coordination through the platform. Attempting to conduct a direct transaction after a platform-facilitated introduction without honoring applicable brokerage obligations constitutes a breach of these terms and may result in recovery proceedings, claim for unpaid brokerage, legal remedies available under applicable law, and suspension, restriction of access, blacklisting, or other platform actions deemed appropriate by Property Lords.

Section 8 — Field Verification

All properties are subject to mandatory physical verification by a Property Lords field executive before being made visible to buyers or tenants. Field executives are authorized only to conduct preliminary physical verification and document collection. They are not authorized to provide legal advice, ownership guarantees, or title clearance confirmations. Property Lords does not provide legal opinion, title certification, advocate services, or government-approved property verification. Property Lords does not guarantee successful closure, transaction completion, price accuracy, or availability of any listed property.

Section 9 — User Responsibility

Users are solely responsible for independently verifying the following before entering into any transaction: ownership and title of the property, legal status and encumbrances, government approvals and permissions, applicable taxation and stamp duty, structural condition and habitability, and any other due diligence relevant to the transaction. Property Lords shall not be held liable for any loss arising from failure to conduct independent verification.

Section 10 — Platform Liability Disclaimer

Property Lords is a technology-enabled facilitation platform. We explicitly disclaim liability for: any financial loss arising from a property transaction conducted through or discovered via this platform, false or misleading information provided by any user, title disputes or ownership conflicts related to any listed property, physical condition or structural safety of any property, disputes between landlord and tenant after tenancy begins, disputes between buyer and seller after sale deed execution, and any payment made directly between parties. Property Lords does not handle or escrow any transaction money. By using this platform you acknowledge that Property Lords is not responsible for any loss — financial, physical, or legal — arising from your use of this platform.

Section 11 — Contact Details Visibility Policy

Mobile numbers and addresses of property owners and landlords are hidden by default. Details are revealed only after admin approval of a site visit request. Attempting to obtain contact details through unauthorized means is a violation of these terms.

Section 12 — Data Privacy & Prohibited Use

Your name, mobile number, and property details are collected solely for operating this platform. Strictly prohibited: using any contact details or user data obtained from this platform for personal business or outside broking, sharing or selling any platform data to third parties, screen-recording or scraping listings for use on other platforms, and contacting any party discovered through this platform to bypass Property Lords brokerage obligations.

Section 13 — Digital Record Consent

Users consent to the storage of digital records including OTP logs and timestamps, IP address and device information, communication records and interaction history, and site visit logs and approval records. These records may be used for security, compliance, dispute resolution, and operational purposes.

Section 14 — Platform Rights Over Listings

Property Lords reserves the right to reject, suspend, edit, remove, or deactivate any listing at its sole discretion without prior notice, if the listing is found to be false, misleading, incomplete, or in violation of these terms.

Section 15 — Fraud & Misrepresentation

Submitting false ownership claims, forged documents, manipulated pricing, duplicate listings, or misleading information may result in permanent account suspension, removal of all associated listings, and legal escalation where applicable under Indian law.

Section 16 — Account Termination

Property Lords reserves the right to permanently terminate any account that provides false property information, attempts to bypass brokerage obligations, misuses other users' contact details, violates any section of these terms, or uses the platform for any unlawful purpose under Indian law.

Section 17 — Governing Law

These terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of courts in Jabalpur, Madhya Pradesh. These terms constitute a binding agreement under the Indian Contract Act, 1872.

Section 18 — Updates to Terms

Property Lords reserves the right to update these terms at any time. Users will be notified of major changes via SMS to their registered mobile number. Continued use of the platform after notification constitutes acceptance of updated terms.
